Editorial review: 17 October 2026. This replacement briefing uses later official evidence; the original archive publication date is retained.

A different direction from the capital

Bexley's provisional average house price was £413,000 in July 2026, 2.0% higher than a year earlier. Across London, the average fell 3.3% over the same period. Bexley's August private-rent average was £1,537 a month, up 1.6% annually, below London's 3.5% rental increase.

The contrast shows why a London-wide headline cannot be applied automatically to each borough. It does not establish that every Bexley home rose in value or that a location outperforming one measure will keep doing so.

Choose meaningful comparables

First-time buyers paid £361,000 on average in July, while mortgage-funded purchases averaged £420,000. These measures concern different buyer groups and should not be treated as standard prices for investment properties.

Investigate similar accommodation in the intended search area, recording size, tenure, condition and recurring charges. Rental evidence needs to match the proposed home rather than a broad borough average. Include work required before occupation and a realistic ongoing repair allowance.

The imported best-area claim has been removed because its supporting analysis was absent. A return calculation requires actual acquisition costs, evidenced rent, management, finance and vacancies. July prices are provisional and may be revised. This briefing provides a dated starting point for research rather than recommending a district, guaranteeing income or predicting future value.
