The government’s first funding announcement under its £39 billion Social and Affordable Homes Programme sets out support for a mixture of council, social and affordable housing. The official announcement is dated 24 August 2026.

Initial funding

Nearly £10 billion was allocated to support more than 70,000 homes across England. Councils, housing associations and other providers form part of the delivery arrangements, with strategic partnerships intended to give them greater certainty when planning development.

The government said around 60% of homes delivered through these partnerships were expected to be for Social Rent. The programme therefore includes other affordable housing alongside social rented homes.

Allocations and completed homes are different

The wider programme runs over ten years and has a £39 billion budget. The announcement describes funding commitments and expected delivery; it does not mean the supported homes have already been built.

For property readers, the important distinction is between the total programme budget, its first allocations and the mix of homes expected from individual partnerships. Delivery depends on providers taking projects forward over time. The allocation announcement does not establish any personal policy reversal.
