Separate the statistic from the property

Camden's provisional average house price was £815,000 in July 2026, down 10.1% annually. ONS described a steeper fall than London's 3.3% decline. Private rents averaged £2,819 a month in August and were broadly unchanged from a year earlier.

Those measures do not show that every Camden home experienced the same movement. Local estimates draw on fewer properties than national statistics, and the purchase series is provisional. A substantial headline change deserves careful interpretation rather than an automatic assumption of investment value.

Costs still need individual evidence

The first-time-buyer average was £712,000 in July, while mortgage-funded purchases averaged £807,000. These are transaction-group measures, not lending offers or the entry cost for every type of home.

Before assessing a purchase, compare accommodation with similar size, tenure, condition and location. Establish the likely rent and investigate recurring liabilities and work needed before letting. A broad decline in the purchase average does not offset every possible operating cost.

The archived best-area claim has been removed because the import supplied no supporting research. A credible appraisal includes acquisition costs, repairs, management, finance and empty periods. July estimates can be revised, and one annual comparison cannot predict a recovery. These figures are a dated benchmark for further investigation, not a recommendation to buy or a guarantee of income.
