Welsh Government guidance confirms that two fundamental provisions were added to the Renting Homes framework from 1 June 2026. They concern children living at or visiting a home and a contract-holder’s right to claim benefits. This article was reviewed on 15 October 2026, after the implementation deadline.
Check the written statement
For affected existing contracts, landlords needed to provide an updated written statement or a written statement of the new terms no later than 14 June 2026. Welsh Government provides updated model written statements and an example variation notice. Use the version appropriate to the contract rather than an England tenancy template.
The guidance explains that an incompatible supplementary or additional term has no effect. It also describes exceptions and qualifications, so an unusual occupancy or insurance situation should be checked against the full guidance.
Review what was actually sent
Locate the statement supplied to each contract-holder and the delivery record. Compare it with the relevant current model and note any gaps. If the update was missed, obtain advice about correcting it and the possible consequences; issuing paperwork late should not be assumed to erase the earlier failure.
Update everyday administration
Keep approved templates in one place and remove superseded copies from use. Check that staff and agents understand which documents apply in Wales. Record who is responsible for issuing statements and retaining evidence, particularly where an external agent manages the property.
