A search around Cambridge needs a clear idea of where you must travel and how often. A wider radius can produce different homes, but a lower advertised purchase price is only one part of the decision.
Keep geographic comparisons consistent
Provisional July 2026 UK House Price Index averages were £475,151 for Cambridge and £439,573 for South Cambridgeshire. These describe separate council areas and different mixes of homes; they do not establish the saving from moving to a particular village.
Test the journey you will actually make
Choose the destination that matters to you rather than a generic city-centre point. Try the route at the time you would normally use it, including the journey to a station or bus stop. Record frequency, parking requirements and the options available if your usual route is disrupted.
Compare complete monthly budgets
For each shortlist property, set out housing costs, recurring property charges and realistic travel expenditure. Keep one-off purchase and moving costs separate. Use figures relevant to your household rather than assuming that a cheaper asking price automatically produces a lower monthly outlay.
Leave room for changing needs
Consider whether the location would still work if your work pattern or household requirements changed. Record the features that are essential and those you can compromise on. Check the actual home’s condition, title and finance suitability before deciding that extending the search radius has solved the affordability problem.
This replaces the original cheapest-places list with a comparison method. It does not present a ranked list of villages or forecast capital growth.
