England’s Register your rental property service is due to open from 15 December 2026. It introduces a separate administrative task for landlords, so preparation starts with identifying the properties and tenancies within scope.
Check the scope and regional date
The government’s Housing Hub says landlords of assured or regulated tenancies must register themselves and each property, subject to the stated supported exempt accommodation exception. The rollout starts in the West Midlands, where the published registration deadline is 14 March 2027. Other regions follow; use the official timetable rather than applying that deadline to every property.
Budget for registration
The announced annual charge is £65 per property, with pro-rating during rollout. Registration is renewed each year. Keep this expense distinct from any local licensing fee or professional management charge when organising your records.
Organise a property-by-property file
Create a working list showing the address, ownership details, tenancy status, relevant region and person responsible for submission. Collect existing documents in a secure folder and flag missing or inconsistent information. This is an organisational checklist, not a substitute for the final service’s required fields.
Agree how an agent will help
Official guidance says landlords remain responsible for starting and ending registration and supplying the required information, although an agent or manager may help with information. Agree the division of work in writing and retain the final confirmation. Online users will need GOV.UK One Login; offline routes are planned for people who need them.
