The National Housing Federation raised concerns on 6 July 2026 about proposals affecting affordable housing on medium-sized development sites in England. Its warning formed part of its Rural Housing Week commentary.

The organisation's concern

NHF described proposals to remove existing requirements for developments of 10 to 49 homes to deliver affordable housing. It argued that rural communities would be particularly exposed and called for the proposals to be dropped.

Its own article said Section 106 accounted for more than half of new rural affordable homes in the preceding year. That is a statement about the contribution of Section 106 overall; it should not automatically be treated as the share attributable solely to medium-sized sites.

A proposal, not a completed policy change

The article records an organisation's objection to a proposed reform. It does not establish that affordable-housing obligations had already been abolished.

This historical report does not repeat an unverified ten-year loss forecast. The position on a particular development depends on the applicable planning policy and permissions, which should be checked separately.
