Rightmove’s July 2025 analysis put the average asking price of a home with a sea view at £363,181, compared with £275,074 for coastal properties without a sea view. The portal described the difference as £88,106, or 32%. Those are average advertised prices in its dataset, not completed sale prices and not an estimate of what a particular view adds to an individual home’s value.
The regional results varied. Rightmove reported an asking-price gap of 68% in the East Midlands, 44% in the South West and 43% in Scotland. It reported 22% in the South East. The regional comparison helps explain why a single national figure should be handled carefully: the homes, coastal markets and availability of sea-view listings differ between places. The source itself suggested scarcity could be one contributing factor in the East Midlands, but the figures alone do not establish why the gap exists.
There are several limits to what the comparison can tell a buyer or seller. Asking prices are the amounts vendors choose to advertise, not necessarily the amounts buyers agree to pay. Averages can also move when the mix of properties changes. A sea-facing detached house and a smaller flat with a partial view are not interchangeable examples, even if both sit in the same broad dataset. The headline does not isolate floor area, condition, exact distance from the shore, outlook quality, tenure, local services or other features that affect price.
The analysis is therefore best read as a snapshot of advertised stock in July 2025. It does not show that a sea view caused the entire price difference, nor that the same percentage applies to every coastal town or home. Rightmove separately noted locations with more listings that offered a water view, including Torbay, Bournemouth and Cornwall. That describes the supply visible on its platform at the time, rather than an enduring ranking or a measure of all homes in those areas.
For someone considering a coastal move, the useful next step is to compare genuinely similar properties in the same local market. Check recent completed sales where available, not just asking prices, and account for condition, outlook, exposure to weather, maintenance and access. A local surveyor or valuer can assess a specific home; a national portal comparison cannot replace that work.
Rightmove’s figures are historical platform data from July 2025. They provide context about listed homes at that moment, not current market guidance or a valuation. Buyers and sellers should verify current local evidence before making a decision.
