An online viewing can help someone understand a property's layout before arranging a visit. Treat it as a structured conversation, with enough time for questions and a clear explanation of what a camera cannot establish.
Prepare the route and permissions
Agree access and filming arrangements with existing residents before the viewing. Decide which rooms can be shown and remove personal documents from view. Do not film someone or their belongings without appropriate agreement.
Test the connection, microphone and camera. Write a simple room-by-room route, starting at the entrance, so viewers can understand how spaces connect. Keep measurements and information about included fixtures ready rather than guessing during the call.
Show the property accurately
Move slowly and pause in each room. Explain where doors lead and show storage as well as the main living areas. Use ordinary lighting and avoid filters or editing that conceal the property's condition.
If a question cannot be answered from the viewing, record it for follow-up. Say when a repair is still outstanding; distinguish work that is booked from work that is merely being considered.
Invite specific questions
Encourage viewers to ask about the heating controls, usable storage, access and the items included in the letting. Offer a second look at an area they could not see clearly. Provide verified dimensions in writing if space is important to their decision.
A video cannot reliably establish every issue, including smells, intermittent noise or concealed defects. Where possible, an in-person visit gives another opportunity to assess suitability.
Follow up without pressure
Send a short factual summary and the answers to outstanding questions. Keep any recording only where there is an appropriate reason and agreement. A viewing is not a substitute for checking tenancy terms, costs and the identity of the person offering the property.
