A useful rental viewing helps a prospective resident understand the home and what is being offered. The aim is an accurate picture of the property, not a rushed decision or a performance that hides its limitations.

Prepare the facts before the appointment

Check the advertised rent, available date, included furnishings and practical arrangements. Keep a note of anything still awaiting confirmation. If you do not know an answer, say so and arrange to verify it afterwards.

Confirm the appointment and explain how to find the entrance. Ask whether any practical arrangements would make the viewing accessible. Where the home is occupied, agree access with the residents and respect their belongings and privacy.

Use a consistent route

Show how the rooms connect, including storage and shared areas where relevant. Leave time for the viewer to look again at the spaces that matter to them. Describe known defects accurately and separate an agreed repair from an aspiration to improve the property.

It can help to carry a short information sheet so everyone receives the same basic facts. Do not use assumptions about someone's appearance, accent or family circumstances as a substitute for a fair application process.

Make questions part of the viewing

Invite questions about the property and the next steps. Discuss the intended moving date and practical use of the accommodation without requesting unnecessary sensitive personal information at the viewing.

Keep referencing and other checks in a separate, consistent process appropriate to the jurisdiction. Avoid promising acceptance or imposing conditions that have not been checked against current requirements.

Record what needs following up

Afterwards, send any promised information and correct misunderstandings promptly. Record outstanding property questions rather than subjective comments about the person. Clear communication helps both sides make an informed decision, but does not guarantee a letting or a particular tenancy outcome.
