Property Investments UK's July 2026 analysis ranked Leeds streets using standard residential transactions recorded from January 2020 to May 2026. It used the Leeds postal town, rather than only the city-centre or council boundary.

What the publisher found

Harewood Villas led its ranking at an average of £2.43 million across three qualifying sales. Manor House Lane averaged approximately £2.05 million across seven sales and contained the dataset's highest individual transaction, £3.45 million in February 2022.

The distinction matters: a street's average and the largest sale of a single property answer different questions.

Limits of the comparison

The publisher required at least two qualifying transactions per street. Even then, small samples can be heavily influenced by the homes that happened to sell.

This is an attributed summary of the publisher's analysis of Land Registry records; Property Perpetuity has not independently reconstructed the entire dataset. It is not a current valuation, a rental-yield measure or a prediction of future growth. A buyer assessing a particular house still needs comparable transactions and property-specific information.
