Property Investments UK's July 2026 study used standard residential sales in the Liverpool postal town from January 2020 to May 2026. Formby featured prominently within that geographic definition.

The reported comparison

Shireburn Road led the publisher's street-average ranking at £1,528,333 across three qualifying transactions. Victoria Road, also in Formby, averaged £1,214,321 across 32 sales.

These figures illustrate different sample sizes rather than proving a fixed price for either street. The publisher's inclusion of Formby follows postal addresses, not a claim that every location falls within Liverpool's city boundary.

What the figures cannot show

The figures are an attributed summary of the original publisher's analysis. Property Perpetuity has not independently reconstructed its full Land Registry dataset or audited every transaction.

Historical sold prices can provide context, but they are not asking prices, rental yields or forecasts. An unusually large transaction can change an average substantially. For an individual purchase, compare the property's characteristics and relevant sales rather than relying on its position in a premium-street ranking.
