Property Investments UK's July 2026 analysis compared standard residential transactions in the Newcastle upon Tyne postal town between January 2020 and May 2026.

Two different measures

The publisher placed Melbury Road first by average price at £2,475,000, based on two sales of £3.1 million and £1.85 million.

Runnymede Road in Ponteland ranked behind it by average, at £1,532,650, but had 50 recorded transactions. The analysis also identified a £6 million sale there in November 2023 as the highest individual transaction in the dataset.

Reading the evidence

A higher average based on two homes is not directly equivalent to a price history spanning 50 transactions. Different property sizes and sale dates can affect the comparison. The postal-town scope also extends beyond the urban centre.

These are attributed findings from the publisher's analysis of Land Registry records, not an independently recreated Property Perpetuity ranking. They describe historical sales and should not be treated as valuations of unsold homes, rental yields or promised investment returns.
