Property Investments UK's July 2026 Sheffield analysis covered standard residential transactions from January 2020 to May 2026 within the postal town.

The published findings

Belgrave Drive ranked first by average at £2,277,500, based on two qualifying sales. The publisher separately identified a £3 million transaction on Dore Road in May 2023 as the dataset's largest individual sale.

That distinction prevents a common misunderstanding: the street with the highest average need not contain the single most expensive transaction.

Sample size matters

The ranking required at least two qualifying sales per street. A two-sale average can still reflect a very narrow selection of properties and cannot establish what every home nearby is worth.

This account attributes the research to its original publisher. Property Perpetuity has not independently recreated the complete Land Registry analysis. The results describe a historical window, not today's available properties or future returns. Anyone considering a purchase should examine comparable homes, condition and transaction dates alongside the headline figure.
