This archive guide was reviewed on 16 October 2026 using Rent Smart Wales guidance. It concerns rental property in Wales and should not be used as a registration guide for other UK nations.

Register the correct landlord

Rent Smart Wales requires the immediate landlord of a property let under a relevant domestic tenancy to register. The registration records the landlord, rental addresses and who handles letting or management. Exemptions exist, so check the scheme's guidance for the actual arrangement.

Use the correct ownership details. A jointly owned property and a property owned by one person may require separate registrations. A company registration should identify the organisation rather than treating its employee as the landlord.

Registration is not a management licence

A landlord undertaking letting or management activities needs to consider the licensing requirement as well as registration. A landlord who does not perform those activities must use an appropriately licensed agent.

Do not assume that an agent's involvement removes the landlord's registration responsibility. Record clearly who carries out each task and verify the relevant registration or licence.

Plan for renewal

Registrations last five years. Licences also require renewal, but their expiry dates can differ from the registration date. Check the account records rather than relying on one reminder for both.

Before applying, gather ownership and property information and review the current fees. Historic prices have been omitted because the amount payable depends on the application. Keep the confirmation and update the record when relevant details change.
