Rightmove’s April 2026 comparison placed average advertised rent below its modelled monthly mortgage payment in Great Britain. This archive report describes that particular snapshot, not mortgage offers available today. Reviewed on 15 October 2026.
The figures and assumptions
The research reported monthly rent of £1,547 against a calculated mortgage payment of £1,670: a difference of £123. Its borrowing example combined an asking price of £373,971 with a 20% deposit, a 30-year term and a two-year fixed rate of 5.35% recorded during April.
Those assumptions are essential. The result is not a statement that every tenant could buy the home they rent for the modelled amount, or that every buyer would qualify for that rate.
Compare the whole decision
Our practical suggestion is to make two separate budgets. One should cover the cash needed to move; the other should cover the recurring cost of living in the property. Add a dated quotation beside each significant estimate so that an old number does not silently become a current assumption.
For a particular household, the deposit available, intended time in the home and tolerance for unexpected costs matter alongside the monthly payment. Compare suitable properties in the same area rather than two unrelated national averages.
Keep the archive in context
Treat this report as evidence of market conditions in April. Before acting now, replace the rate, property price and rent with current figures and ask a regulated adviser about borrowing options.
A useful comparison should make its limits visible. It should not turn a historical national calculation into a recommendation for an individual household.
