The ONS series for Basingstoke and Deane covers the borough. Buyers researching Basingstoke should distinguish that wider measure from local evidence about the particular home they are considering.

A dated benchmark

The provisional average sale price was £370,000 in July 2026, compared with a revised £367,000 a year earlier. Average monthly private rent reached £1,309 in August, an annual increase of 1.5%. The figures were released on 16 September.

Different buyers, different averages

First-time buyers paid £294,000 on average in July, while homes purchased with a mortgage averaged £367,000. These figures describe completed purchasing activity. They are not mortgage quotations or evidence that a particular household will qualify for finance.

Build a separate cost model

The imported headline's yield is not supported by the surviving source text. Instead, compare relevant sales and rental evidence, then allow for repairs, finance, insurance and any charges attached to the property. Borough-wide averages cannot determine a net return. Read annual movements with care because local samples are smaller and sale-price estimates may be revised.
