Bracknell Forest's official housing series provides a borough-level reference for property research. It does not isolate a particular estate or establish the value of a home in Bracknell.

Prices and rents moved differently

The ONS reported a provisional average sale price of £395,000 in July 2026, 1.4% below the previous July. Average monthly private rent was £1,462 in August, up 1.7% annually. The rental increase was below the South East's 3.0% over the same period.

Buyer categories need careful reading

First-time buyers paid £321,000 on average in July. Mortgage-funded purchases averaged £392,000. These are group averages, not lending offers, borrowing limits or a guide to what every first-time buyer can afford.

Bring the figures back to the home

Check comparable sales and lettings for the property's type and location, then budget for its actual costs. Neither the annual change nor the relationship between two borough averages establishes a future return. ONS warns that local short-term trends are more variable than national estimates and that house-price figures are revised.
