An area guide should identify its statistical boundary before drawing conclusions. The ONS Canterbury page covers the local authority, so its averages should not be labelled as prices for one street or the city centre alone.

The summer 2026 picture

The provisional average house price was £337,000 in July 2026, an annual increase of 2.9%. Monthly private rent averaged £1,280 in August, 5.4% higher than a year earlier. The ONS published these figures on 16 September.

The headline hides different markets

Detached homes averaged £536,000 in July, while flats and maisonettes averaged £183,000. First-time buyers paid an average of £285,000. Those categories answer different questions and should not be blended into a single assumed entry price.

Assess the actual property

For a rental purchase, establish the proposed tenancy, comparable rents, maintenance requirements and all recurring costs. A district average does not demonstrate demand for a particular home or substantiate the imported article's yield forecast. Read annual trends alongside local comparables; provisional house-price estimates may change as more transactions are registered.
