Crawley’s official housing series provides a local-authority benchmark for assessing market claims. Keeping the reporting dates visible helps avoid presenting a changing statistical picture as a permanent feature of the town.

The reviewed data

The provisional average house price was £332,000 in July 2026, an annual increase of 2.3%. First-time buyers paid an average of £298,000, also 2.3% higher than a year earlier. Homes bought with a mortgage averaged £333,000, up 2.4%. These measures describe different transaction groups rather than separate published asking-price lists.

Average private rent was £1,488 a month in August 2026. That represented a 2.8% annual rise from £1,447, slightly below the South East’s 3.0% rental growth.

Testing an individual proposition

A Crawley listing should be compared with homes of similar size, condition and tenure within the relevant neighbourhood. Check when comparable evidence was collected and whether it concerns an asking amount or an agreed transaction.

The running-cost assessment needs to stand separately from the market statistics. Repairs, management, finance and periods without rental income affect an actual letting. Combining the ONS sale and rent averages would not prove the archive’s previous yield claim. Local figures are variable, and the provisional house-price estimates can change through revision.
