Dudley's official housing statistics describe a borough-wide market. They cannot settle the price, condition or running costs of a particular home in the town or elsewhere within the local authority.
Separate the property types
ONS reported provisional July 2026 average prices of £119,000 for flats and maisonettes, £202,000 for terraces and £242,000 for semi-detached houses. A comparison that ignores these differences can give a misleading impression of the budget required.
Average monthly private rent was £858 in August, an annual increase of 3.4%. The corresponding West Midlands increase was 4.9%. This historical comparison does not predict whether a particular tenancy's rent will rise.
Establish the real ownership costs
For a flat, examine the lease and accounts covering communal maintenance. Ask about work already planned as well as the latest service-charge demand. For a house, use a survey to identify repairs and obtain estimates before assuming the asking price is the main cost.
If letting is intended, request local evidence for similar accommodation and allow for management, finance, insurance and empty periods. Borough averages for prices and rents refer to different groups of homes, so dividing one by the other does not establish an achievable yield.
Keep the assessment current
Check comparable transactions and quotations close to the intended purchase date. Local statistics are useful background, but can be revised and show variable short-term movements.
