Editorial review: 17 October 2026. This replacement briefing uses later official data; the archive publication date is retained.

Prices and rents moved differently

Dundee's provisional average house price reached £147,000 in July 2026, 3.8% higher than a year earlier. First-time buyers paid £127,000 on average, while mortgage-funded purchases averaged £153,000. These different measures are useful context when considering the size of an acquisition budget.

Rental growth did not mirror that purchase-price rise. ONS reported an August 2026 average of £825 a month for Dundee and Angus, broadly unchanged over the year. Crucially, Dundee and Angus is a broad rental market area: its results are not a city-only valuation.

Test the income separately

The contrast matters because rising sale prices do not automatically produce matching rental growth. Before committing to a purchase, obtain evidence for the proposed property's size and location, then compare the expected rent with the full cost of ownership. Allow for repairs, management, borrowing and periods without a tenant.

A regional average cannot establish demand for a particular flat, nor whether refurbishment would be recovered through a higher rent. Those questions need property-specific evidence and a realistic budget. No return is promised here, and the former archive title's unverified yield has been removed.

July purchase figures remain provisional. Local estimates are subject to revision, while Scottish rent data mainly cover advertised new lets rather than every existing tenancy.
