A substantial purchase commitment

The ONS put Edinburgh's average house price at a provisional £304,000 in July 2026, up 4.0% over the year. First-time buyers paid £255,000 on average. Homes bought with a mortgage averaged £305,000, illustrating why a purchase appraisal needs to consider financing alongside the headline price.

The rental series uses a wider geography. Edinburgh sits within the Lothian broad rental market area, where August 2026 rents averaged £1,415 a month, 1.6% higher than a year earlier. That figure is not the average for Edinburgh alone.

Compare like with like

An Edinburgh flat's asking price and a Lothian-wide rent cannot, by themselves, establish an investment return. The underlying homes differ, and neither number accounts for maintenance, management, finance, transaction costs or vacancies. The unsupported yield from the archived headline has therefore been removed.

Research should concentrate on properties matching the proposed purchase: floor area, condition, tenure and precise location. A cash-flow assessment should also allow for expenditure that cannot simply be passed on through a higher rent.

These official benchmarks describe the market rather than recommending a district or forecasting capital growth. July price data are provisional and may be revised. Scottish rental statistics mainly draw on advertised new lets, so they should not be treated as a complete picture of existing tenants' payments.
