Guildford's official housing indicators moved in different directions in summer 2026. The ONS release dated 16 September provides a useful starting point for separating purchase prices from rental costs.

Two measures, two reference months

The borough's provisional average sale price was £533,000 in July 2026, down 2.2% over the year. Average monthly private rent reached £1,736 in August, up 5.6% annually. These are separate measures covering different months, rather than matching transactions on the same properties.

Property type changes the comparison

The July average for flats and maisonettes was £269,000, compared with £957,000 for detached homes. That spread makes the all-property figure a poor substitute for evidence about the type of property being considered.

Use a property-level budget

Compare recent evidence for similar homes and account for finance, repairs, service charges and periods without rent. Dividing borough-wide rent by an unrelated purchase-price average would not establish the return on a specific flat. Local estimates can be revised and short-term movements are variable.
