The borough-wide picture
Halifax research can use Calderdale's official housing statistics as a starting point. July 2026's provisional average purchase price was £191,000, up 4.3% annually. August private rents averaged £756 a month, increasing by 2.3% over the year.
The different growth rates deserve attention: purchase prices and rental income do not necessarily move together. These results also cover Calderdale as a whole, rather than Halifax alone. They should not be turned into a claim about one street, a particular building or an achievable investment return.
Understand the purchase segment
First-time buyers across Calderdale paid £169,000 on average in July, while mortgage-funded purchases averaged £196,000. Neither is a minimum purchase price or a guide to the borrowing available to an investor. They describe different sets of completed transactions.
For a Halifax shortlist, compare homes of similar size, condition and tenure. Investigate likely repair expenditure and seek rental evidence for the precise type of accommodation proposed. A low asking price may still be accompanied by substantial ongoing costs.
The imported yield has been removed because it lacked supporting evidence. These statistics provide context only: July prices remain provisional, local series can fluctuate and the figures are not seasonally adjusted. A financial appraisal must account for acquisition costs, maintenance, management, finance and empty periods.
