A Haringey property comparison should start with the type of home being purchased. Combining a flat with a large house in one headline average can obscure the budget and maintenance questions a buyer actually faces.

Compare like with like

In its release updated on 16 September 2026, ONS put Haringey's provisional average price at £639,000 for July 2026. The property-type figures were markedly different: flats and maisonettes averaged £473,000, while terraced homes averaged £803,000.

Average private rent across the borough was £2,219 a month in August 2026. That figure covers a different statistical population from homes sold. Dividing these two averages does not establish the return on an individual purchase.

Match the evidence to the proposed letting

A useful shortlist records the number of bedrooms, internal condition, tenure and actual location for every comparison. Ask letting agents which completed lettings support a suggested rent, rather than accepting an optimistic advertised figure without context.

For flats, examine service charges and expected building expenditure alongside the purchase price. For a house, obtain a survey and cost the work identified before calculating the available cash reserve.

Treat statistics as a starting point

ONS warns that local estimates can be volatile and prices are revised. Compare longer periods and retain the release date in your notes. A borough-wide change cannot settle the value of one property or predict its future resale price.
