Editorial review: 17 October 2026. This replacement briefing uses later official evidence; the original archive publication date is retained.

Growth does not remove appraisal risk

Harlow's provisional average house price was £320,000 in July 2026, 4.4% above a year earlier. Its August private-rent average reached £1,521 a month, an annual rise of 4.0%. Both series therefore showed growth, but they do not establish the return available from a specific purchase.

The regional comparison also matters. Harlow's rental increase was above the East of England's 3.5% rise, while regional purchase prices were broadly unchanged. Those differences describe the past year rather than forecasting the next one.

Use buyer-group figures carefully

First-time buyers paid an average of £289,000 in July, compared with £319,000 across mortgage-funded purchases. These statistics describe the transactions observed; they are not lending criteria or proof that a particular investment can be financed.

A buyer still needs close comparables for the proposed property's size, condition and tenure. Seek realistic rental evidence, inspect the building and prepare a budget that includes work needed before occupation as well as recurring costs.

The old headline's percentage yield is unsupported and has been removed. Combining average rent and average purchase price would mix different housing samples and ignore management, maintenance, finance and empty periods. July estimates are provisional, and local data can fluctuate or be revised. Treat these measures as context for investigation, not a recommendation to buy.
