High Wycombe property research needs to distinguish the town from Buckinghamshire’s wider local-authority area. ONS currently reports the authority-level housing series for Buckinghamshire; it does not label those observations as High Wycombe-only results.
Wider context
The provisional Buckinghamshire average house price was £480,000 in July 2026, up 1.1% annually. Average private rent was £1,475 a month in August, a 4.9% rise from £1,407 a year earlier. These figures provide broad context rather than a valuation or rental assessment of a Wycombe address.
Town-specific checks
Buckinghamshire Council publishes a High Wycombe conservation-area map and town-centre appraisal. Its 2026 consultation also proposed boundary changes. A proposal is not proof that a particular boundary change has taken effect: check the latest adopted map before planning alterations.
For an individual home, compare accommodation in its actual neighbourhood with similar size, condition and tenure. Inspect the planning record and any restrictions relevant to the address, alongside the financial and physical appraisal.
The previous percentage-yield headline is unsupported by this evidence and is omitted. A county-wide purchase average and rent average describe different samples and months. Local estimates are subject to revision, so direct comparables and current documents remain essential.
