City-wide figures are a broad reference
Leeds' provisional average house price was £248,000 in July 2026, 3.8% above the previous year. Private rents averaged £1,145 a month in August, an annual rise of 4.2%. Purchase growth exceeded Yorkshire and the Humber's 3.0% increase, while rental growth was below the region's 4.9% rise.
These are local-authority measures, not valuations for every part of Leeds. They cannot establish demand for a particular building, and the rented and purchased properties behind the two averages are different samples.
Narrow the question before calculating income
The first-time-buyer price average was £216,000 in July, compared with £252,000 for mortgage-funded purchases overall. Treating either as a standard investment entry price would ignore the type and condition of the property being considered.
For an acquisition, define the intended accommodation and compare similar properties in the relevant location. Verify the likely rent, ownership arrangements, repair needs and recurring charges. A low asking price alone is insufficient evidence of value.
The former ten per cent yield claim has been removed because the imported record contained no supporting figures. Include acquisition and improvement costs, management, maintenance, finance and empty periods in any appraisal. July statistics are provisional and may be revised; the reported annual changes do not predict future prices or income.
