A property described as being in Lichfield should be assessed by its actual address and accommodation. The ONS housing series covers the local authority district, rather than only the city centre or one neighbourhood.
The reviewed market position
ONS put the provisional average house price at £336,000 in July 2026, an annual increase of 2.8%. The property-type figures ranged from £162,000 for flats and maisonettes to £250,000 for terraces and £521,000 for detached homes.
The range matters when preparing a shortlist. A single district average cannot determine the value of a flat or the work needed in a larger house.
Treat rental figures separately
Average monthly private rent was £1,103 in August 2026, up 7.5% annually. Bedroom averages included £741 for one bedroom and £967 for two. These are measures of a different group of properties from those changing ownership.
Do not combine whichever figures appear most favourable to imply a return. An individual calculation needs the real purchase price, achievable rent and expenses attached to the same home.
Examine tenure and upkeep
Request evidence of shared obligations for a flat and survey advice on maintenance for any property. Keep repair estimates, management charges, financing and vacancy assumptions visible in the budget.
Longer trends can provide context, but local price estimates remain provisional. Historical growth does not establish what a future sale or letting will achieve.
