Lincoln's official figures show why an overall average should not lead every purchase comparison. A smaller flat and a terraced house can have different prices, upkeep responsibilities and likely occupier needs.
Distinct price segments
The provisional July 2026 average was £187,000 across Lincoln. Flats and maisonettes averaged £107,000, compared with £161,000 for terraced properties. The average price paid by first-time buyers was £168,000, another measure covering a particular transaction group.
These figures come from the ONS release updated on 16 September. They are not asking-price targets and do not establish the borrowing available to an individual household.
Match rental evidence to the accommodation
Average private rent was £942 a month in August 2026, up 4.6% over the year. The averages were £659 for one bedroom and £828 for two. Comparing a one-bedroom purchase with a larger property's rent would create an unreliable appraisal.
For a proposed letting, obtain evidence of similar local homes and consider layout, condition and included facilities. For a flat, investigate service charges and planned common repairs alongside the asking price.
Keep a maintenance reserve
A survey and realistic estimates of necessary work help establish the full commitment. Include financing, management and empty periods where relevant, rather than treating rental income as profit.
ONS notes that local figures can be variable and house-price estimates are revised. This guide makes no future growth or yield prediction.
