A Perth purchase should be assessed against both its immediate setting and the costs of the building itself. A central property with historic features presents a different set of questions from a modern home elsewhere in the wider council area.
Investigate the historic setting
Perth and Kinross Council published consultation material in 2026 for new Perth and Kinnoull conservation-area appraisals and management plans. It explains that the documents identify the areas' special interest and guide sympathetic changes.
For a property in or near these areas, check the boundary and the building's own status. Ask the council about proposed alterations before assuming a replacement window, extension or external change will be straightforward. Consultation material should not be mistaken for confirmation that a specific proposal is acceptable.
Use the correct housing geography
The ONS average for Perth and Kinross was provisionally £229,000 in July 2026, down 1.4% over the year. Flats and maisonettes averaged £125,000 and terraced homes £192,000. These are figures for the whole local authority, not Perth city alone or advertised minimum prices.
Budget for the actual property
Obtain a survey and establish responsibility for roofs, common stairs and other shared elements where relevant. Seek documentary evidence of previous repairs and planned expenditure.
Compare similar completed sales locally, then calculate ownership costs and a reserve for unexpected work. A wider-area average cannot establish whether an individual asking price represents value.
