Reading’s ONS housing page concerns the Reading local-authority area. Use that boundary consistently when comparing statistics: an address marketed as Reading may need checking against the authority responsible for it before the figures are applied.

The reviewed figures

The provisional average house price was £350,000 in July 2026, down 1.2% from July 2025. First-time buyers paid an average of £308,000, also 1.2% lower annually. The separate mortgage-buyer measure was £353,000. These figures describe groups of transactions rather than a list of homes at those prices.

Private rents averaged £1,574 a month in August 2026, up 1.4% from £1,552 a year earlier. That growth was below the South East’s 3.0% increase.

From borough data to an address

A useful appraisal compares the chosen home with similar nearby accommodation and records when each comparison was observed. Separate the asking rent from evidence of an actual agreement, and include costs specific to the building and tenure.

The rent and price indices are not a matched investment sample. Combining them cannot substantiate the archive’s old yield percentage. ONS advises caution with short-term local movements; the price figures are provisional and can be revised. Read this dated review as market context rather than a forecast for Reading.
