Salisbury buyers should avoid treating a county-wide average as the price of a home in the city. The Office for National Statistics publishes its current housing-price series for Wiltshire, a much broader local-authority area.
The wider market
The September 2026 ONS release puts Wiltshire’s provisional average house price at £329,000 for July 2026, up 2.6% over a year. Average private rent was £1,082 a month in August, an annual rise of 6.0%. Those figures describe different reporting months and different sets of properties. They cannot establish the return on a Salisbury purchase.
Researching a Salisbury address
Wiltshire’s planning documents identify a Salisbury conservation area. Before budgeting for alterations, check the property’s actual designation and planning history rather than assuming every house in the city faces identical restrictions.
For a proposed letting, assemble comparable homes close to the address with similar bedrooms, condition and outdoor space. Keep the evidence date alongside each comparison. Then assess the purchase price, financing, maintenance and management costs independently.
The official figures are useful context, but local estimates can be revised and short-term movements are variable. This review does not reproduce the archive’s unverified percentage-yield headline.
