A Somerset property search needs a clear geographical starting point. ONS publishes housing figures for the Somerset local-authority area; a reference to Somerset in a listing or investment brochure may use a wider or less precise boundary. Check which council covers the address before comparing prices.

Current official context

In the release updated on 16 September 2026, Somerset’s average house price was provisionally £282,000 for July. That was 3.1% above July 2025. Private rents averaged £1,016 a month in August, up 6.2% annually, compared with 4.4% rental growth across the South West.

First-time buyers paid a provisional average of £232,000 in July. That measure covers a different buyer group from the overall index and should not be treated as a fixed entry price.

Make comparisons at property level

A broad authority average cannot identify which town, village or street offers suitable accommodation for a particular household. Compare the same property type and tenancy model, then examine condition, access and ongoing costs.

Do not combine an average rent with an average sale price to advertise a verified yield: the two statistics do not describe a matched rental property. ONS also cautions that local movements are variable and price estimates are subject to revision.
