A dated local market snapshot
Southend-on-Sea's provisional average house price was £328,000 in July 2026, up 1.6% over the year. Private rents averaged £1,306 a month in August, an annual increase of 4.9%. Rental growth was higher than the East of England's 3.5% increase.
These figures show different rates of change across two housing measures. They do not establish that every landlord received a comparable rent increase or that each property gained value. The averages cover the local-authority area and conceal differences between individual locations and types of accommodation.
Assess the actual home
The first-time-buyer purchase average was £271,000 in July, while mortgage-funded transactions averaged £331,000. A buyer should compare the relevant property segment rather than treating either statistic as a universal entry price.
For a shortlist, record floor area, bedrooms, tenure, condition and recurring charges alongside the asking price. Rental evidence should describe comparable homes; a broad published average cannot confirm the letting value of a particular flat or house.
The imported yield claim has been removed because no calculation accompanied it. Work out purchase and improvement costs, realistic income, maintenance, management, finance and periods without rent separately. July prices are provisional and local estimates may be revised. This briefing offers research context rather than a district ranking or a prediction of future investment performance.
