Editorial review: 17 October 2026. This replacement briefing uses later official evidence; the original archive publication date is retained.

Different growth rates

Stevenage's provisional average house price was £316,000 in July 2026, 1.8% higher than a year earlier. Private rents averaged £1,440 a month in August, up 4.4% annually. The rental rise exceeded the East of England's 3.5% increase.

This is useful market context, but stronger rent growth does not translate directly into improved profit. The rented and purchased homes in the two series are not identical, and an investor's expenses may follow a different path.

Match the budget to the purchase

First-time buyers paid £280,000 on average in July, while mortgage-funded transactions averaged £319,000. Neither figure states what a lender will advance or what deposit a particular buyer needs. They are transaction statistics, not financing offers.

For a Stevenage shortlist, establish realistic rent using comparable accommodation and inspect the building's condition. Check tenure and any recurring charges before judging affordability. A full assessment includes expenditure before occupation as well as normal operating costs.

The original archive's yield is removed because its import contained no supporting evidence. Calculate any projected return from an actual acquisition budget and evidenced income, allowing for management, maintenance, borrowing and vacancies. July house-price figures are provisional and may be revised. Past district-wide changes are not forecasts of future prices or the rent achievable from one address.
