Tottenham requires a neighbourhood-level assessment. A borough average cannot establish what a particular street, flat or tenancy will achieve, and regeneration announcements do not establish a rental return.

Read the planning history carefully

Haringey's Cabinet considered the Tottenham Hale District Centre Framework in February 2016. The council described a masterplan for a mixed-use centre, supported by streets, public spaces and community infrastructure. The Tottenham Area Action Plan was adopted in July 2017.

These are dated planning documents. They explain the policy background; they are not a statement that every proposed building or improvement has now been delivered. Check the current application, conditions and construction position for the site near a prospective purchase.

Keep the geographical boundary clear

ONS publishes housing statistics for Haringey, the wider borough. Its provisional July 2026 average purchase price was £639,000. That is context for Tottenham, not a Tottenham-only valuation or an asking-price guide.

Build an address-specific assessment

Walk the route between the property, transport and everyday facilities. Visit at different times to assess traffic, noise and access. For a leasehold flat, request service-charge accounts, planned major works and the lease before comparing it with a freehold house.

Use completed comparable sales and evidenced local rental quotations. Allow for refurbishment, finance, management and empty periods. This guide makes no yield forecast and does not identify a guaranteed best street.
