The housing benchmark
Wrexham's average house price was provisionally £213,000 in July 2026, up 2.2% annually. Private rents averaged £770 a month in August, increasing by 3.2% over the year. Both growth rates were below the corresponding Wales-wide increases reported by ONS.
These figures cover the local-authority area, rather than valuing a particular city property. The first-time-buyer average was £181,000, illustrating a different transaction group from the all-property measure.
Establish the operating requirements
Welsh rental regulation must be considered separately from a market appraisal. Wrexham Council's landlord guidance explains the Rent Smart Wales registration requirement and the need for a self-managing landlord to be licensed, or to use a licensed agent. Rent Smart Wales provides the detailed scope and exemptions.
A proposed letting should therefore be assessed with the relevant Welsh framework in mind. Do not assume that procedures or documents used for an English property automatically apply. Obtain advice for the actual ownership and management arrangements where needed.
The archive's unsupported yield has been removed. A financial budget still requires matching rental comparables, purchase and improvement costs, maintenance, management, finance and empty periods. July price estimates are provisional and may be revised. This is general information based on the checked sources, not a complete legal checklist or a promise of investment performance.
