Location Location, Leapfrog Lettings & Sales and Rampton Baseley have taken the principal agency honours at EA Masters 2026, according to Property Industry Eye’s report published on 4 November.

The awards, presented in London on 3 November as part of the Best Estate Agent Guide Awards 2026/27, named Stoke Newington’s Location Location Sales Agency of the Year. North Yorkshire-based Leapfrog received Lettings Agency of the Year, while south-west London’s Rampton Baseley won Estate & Letting Agency of the Year.

Yopa chief executive Verona Frankish and Paramount Properties managing director Spencer Lawrence also received Outstanding Contribution Awards. The report describes an assessment combining property-market performance information analysed by TwentyEA with expert review. The organisers say the measures include transaction outcomes, selling times, fall-throughs and achieved prices. Those descriptions are the organisers’ account of the process, rather than an independent audit by Property Perpetuity.

How homeowners can use the results

An award can provide a useful starting point for a shortlist. It should also prompt practical questions about the office and team that would handle your particular property. Ask whether the recognition covers sales, lettings or both, and whether it relates to a single branch or a wider network.

For a seller, a productive valuation appointment should explain the proposed asking price with comparable local evidence. Ask how enquiries will be followed up, who will conduct viewings and how progress will be reported. A clear discussion of those arrangements is more useful than relying on a badge alone.

For a landlord, use the appointment to explore the actual management service. Questions might cover inspection reporting, maintenance authorisation, communication with tenants and the handling of complaints. Compare the written service description with the fee proposal so that you understand what is included.

Keep the award in context

Recognition of past performance is not a promise about the sale price, rent or timescale for your own home. Different property types and neighbourhoods can call for different marketing approaches. Before instructing an agent, compare a small number of proposals on the same basis and read the agreement carefully.

The practical takeaway is to treat the EA Masters results as a conversation opener: use the recognition to identify possible firms, then test the fit through evidence, clear terms and a discussion with the people who would deliver the service.
