Free upfront property packs: what agents and sellers should check

YouConvey has launched free information packs for agents and brokers. Early preparation may help a sale, but optional costs and service conditions still need checking.

YouConvey has introduced free upfront property information packs for estate agents and mortgage brokers, according to Property Industry Eye’s report published on 3 November 2026. The service is intended to help participants gather information before a transaction is well advanced.

The reported offer includes unlimited packs without a subscription or an obligation to instruct YouConvey’s conveyancers. For agents, a Sprift-powered Material Information Report forms part of the package. Sellers can also complete property questionnaires through the provider’s online portal. The report describes an optional search costing £50, alongside a conveyancing quotation and potential protection against abortive transaction costs, subject to conditions.

For brokers, the offer includes a Key Property Facts report and access to conveyancing quotations. These are different services for different users, so an agent’s pack should not be assumed to contain everything a buyer, lender or solicitor needs.

Questions to ask before relying on a pack

Agents should request the current written scope of the service. Ask which information is included, when it was collected and whether it needs updating before a listing goes live. Keep a record of any information the seller must still confirm, rather than treating an automated report as a complete account of the property.

Sellers can use the preparation stage to make a clear list of documents already available and questions still outstanding. An organised file can make conversations with an adviser more productive. It remains sensible to ask the appointed conveyancer which searches and documents are appropriate for the particular transaction before paying for additional work.

Compare the complete service

A free initial report is only one part of choosing a provider. Compare written quotations, optional charges, communication arrangements and the conditions attached to any cost protection. Ask what happens if a sale falls through, changes solicitor or is delayed.

The potential benefit is earlier preparation, rather than a guaranteed completion date. YouConvey’s reported time-saving claims have not been independently verified for this article. A pack cannot resolve every chain, finance or title issue, and each participant should keep outstanding enquiries visible until they are answered.
