An oil-heated home needs a purchase enquiry that covers more than the boiler. The storage tank, supply arrangements, maintenance records and access for deliveries all form part of the operating picture. Investigate the current system before making a decision based on a headline about a possible future heating policy.
Ask the seller for installation and servicing records and identify the equipment at the property. Establish who maintains the system and what work has been recommended. If documents are missing, ask an appropriately qualified professional what inspection or further evidence is needed rather than assuming age or appearance proves safety.
Include the tank in the assessment. Official guidance explains that new or replacement domestic oil storage in England must meet building regulations, with different arrangements elsewhere in the UK. The installer’s assessment and the location can affect what is required. Do not use a general blog checklist to approve an installation yourself.
Look at practical delivery access with the professional or supplier. Establish where a tanker attends, how the delivery is managed and whether the proposed arrangement presents questions that need resolving. Clarify ownership and responsibility where any equipment or access is shared.
For budgeting, distinguish routine servicing, fuel purchases and potential replacement work. Ask quotations to identify the full scope, including removal, ground work, connections and making good where relevant. A boiler-only price may not represent the cost of the whole project.
If considering a different heating system, obtain an assessment of the home and compare complete proposals. Investigate permissions, suitability, disruption and any support scheme separately. An announced policy or grant does not establish that a particular property qualifies or that a specific installation is the right choice.
Before exchange, discuss the findings with the conveyancer, surveyor and insurer as appropriate. Keep a record of unresolved points and who will answer them. The objective is an informed view of the home’s present system and realistic future options, rather than an assumption based on either reassurance or alarm.
