What the June 2025 release actually said
Rightmove’s report dated 16 June 2025 recorded a 0.3% monthly fall in average asking prices, to £378,240. The portal linked the movement to increased choice for buyers and more competitive pricing by sellers. It also reported differences between regions.
This is an archive observation about June 2025, not a report of prices falling this month. Asking prices describe the amounts sought by sellers; they should not be presented as the final sums paid on completion. Keeping that distinction visible is essential when an older market article is republished.
Identify the question a statistic can answer
Before using a market number, write down its date, geography and measure. Does it concern properties newly advertised, mortgage approvals, agreed sales or completed transactions? Is the change monthly or annual? These questions help prevent a confident conclusion being built from figures that describe different stages of the market.
A national average can provide background, but it cannot inspect your roof, assess a lease or explain why a neighbouring property attracted a particular buyer. Treat it as context for a conversation with an agent, not as an automatic adjustment to an asking price.
Ask for an evidence-led pricing discussion
If selling, request comparable properties and an explanation of their relevance. Separate current competing listings from completed sales and ask how differences in condition, size and location have been considered. Agree how enquiries and viewing feedback will be reviewed once marketing starts.
If buying and selling at the same time, work through the whole moving budget. A change in your expected sale proceeds is only one part of that calculation. Consider the purchase price, moving costs and the finance available to you, using current quotations rather than assumptions taken from a historic report.
Keep a decision record
Save the evidence behind a pricing decision and the date it was reviewed. If circumstances change, update the assumptions openly instead of selecting a headline that supports the answer you already wanted.
The value of this archive story is the reminder to label market data properly. It does not establish today’s negotiating position or predict the next price movement. For a live transaction, obtain current local evidence and advice specific to the property and your circumstances.
