Vistry's trading update of 8 July 2026 described a difficult balance for the housebuilder: bringing cash into the business while accepting a reduction in profitability. This is a historical account of that announcement, rather than a statement of its latest results.

What the company expected

Vistry forecast a first-half loss before tax of approximately £30 million after cash-generation measures, but before any further effects of its chief executive's review. It reported average discounts against book price on private sales of 7.1%, compared with 1.4% in the first half of 2025.

The company said unsold private homes in build had fallen from around £600 million at the start of the year to below £300 million. Some associated cash receipts were still dependent on sales completing during the second half.

How to read the announcement

A forecast loss is not a final audited result. Reservations, completions and cash receipts also describe different stages of a sale. The July statement should therefore be read in its own reporting period, with later company announcements consulted for subsequent outcomes.

For buyers considering a new-build home, an advertised discount is only one part of the decision. Compare the actual specification, location, completion arrangements and total purchase cost, and obtain independent advice on the contract.
