Landlords preparing a Self Assessment return for 2025–26 should work from the correct tax year and current HMRC instructions. That year ran from 6 April 2025 to 5 April 2026.
HMRC’s published deadline for the online return is 11.59pm on 31 January 2027, with tax due by the same date. The normal paper-return deadline was 31 October 2026. The guidance explains that someone registering after 5 October 2026 may receive a different filing deadline in HMRC’s letter, but the 31 January payment deadline still applies. Check your own notice rather than assuming that a later filing date postpones payment.
This guide replaces an older archive article containing historic allowances and commercial software promotion. It focuses on preparing the annual return, rather than explaining which rental expenses are deductible or whether you fall within Making Tax Digital.
Establish the filing position
Confirm that you need to submit a return and identify who will prepare and send it. HMRC says a return must be sent when it asks for one. If an accountant is involved, agree what information they need and the date you will supply it. Keep any HMRC correspondence with that checklist.
Check access to the relevant account or filing service well before the deadline. If a problem appears, address it while there is time to obtain help. Do not leave an access issue to the evening on which the return is due.
Build a review pack
Collect the records relevant to the year being reported and clearly label anything still missing. Reconcile summaries to the supporting statements rather than relying on a rough total from memory. Keep questions about uncertain entries on a separate list for the preparer to resolve.
If you have income beyond rent, tell the preparer so that the return is considered as a whole. Do not assume that a property-only spreadsheet contains everything needed for an individual’s tax position.
Review and retain the outcome
Before authorising submission, ask for an explanation of material changes, estimates or unresolved points. Keep the filed return, submission acknowledgement and payment information together. Record who will check that payment has been made, because completing the form and settling the bill are separate tasks.
If a deadline has been missed or figures are incomplete, use HMRC’s guidance and seek advice promptly. This is a preparation checklist, not a personal tax computation or a statement that all landlords have identical filing obligations.
