Winter preparation starts with a clear picture of the property, rather than a shopping list of products. Walk through the home with the tenant’s agreement, note unresolved repairs and decide who will arrange each job. A dated checklist makes it easier to distinguish something already reported from a new problem after a storm.
Start outside
The Met Office recommends checking the building before winter weather arrives, including guttering and protection for water pipes. Leaves can obstruct drainage and water can then escape where it should not. Look from a safe position for overflowing gutters, damaged downpipes or obvious roof defects. Arrange competent contractors for work at height; a landlord’s inspection should not become an improvised roof repair. Record the location of any concern and ask for a written description of the proposed work.
Heating and plumbing
Ask the tenant whether the heating operates normally and whether there are recurring faults or leaks. Arrange assessment by an appropriately qualified professional. A seasonal service and a required safety check have different purposes, so check both the maintenance record and the applicable safety duties. HSE guidance explains landlords’ responsibilities for gas appliances and flues provided for tenants. Never attempt gas work yourself.
The Met Office also advises protecting exposed plumbing from freezing. Ask a plumber to assess vulnerable pipes where needed. Make sure the tenant knows where the stop tap is and how to contact the responsible person if water escapes. Do not offer a universal thermostat setting or ask someone to use equipment in a way that conflicts with its instructions.
Agree the response plan
Give the tenant one clear reporting route, an emergency contact and a practical explanation of what information helps: the address, location of the problem and whether there is an immediate danger. Keep contact details current when an agent or contractor changes. Urgent safety concerns need an urgent response, rather than waiting for the next routine visit.
After the work
Keep invoices, reports and photographs where appropriate, then confirm that the reported problem has been addressed. Revisit unresolved items after severe weather. This editorial checklist supports organised maintenance; it does not replace professional assessment or the legal responsibilities that apply to the property.
