A borough-wide average cannot identify the best street or guarantee a rental return. This Islington archive guide was rebuilt and reviewed on 16 October 2026 using dated official housing data, without retaining unsupported investment rankings from the original short entry.

Establish a dated starting point

The ONS local housing page reported a provisional average house price of £675,000 for Islington in July 2026, down 4.9% from July 2025. It reported average private rent of £2,868 in August 2026. The periods differ, and neither figure describes the same set of individual properties.

Do not divide these two averages and present the result as an achievable investment yield. The ONS also cautions that local estimates are more variable because they use fewer properties than national measures, and that house-price estimates are revised.

Research the property’s actual market

Build a comparison using homes with similar size, tenure, condition and location. Record the date and whether each figure is an asking price, an agreed transaction or an estimate. If an agent suggests a rental figure, ask what evidence supports it and which differences need adjusting for.

Look beyond a borough label when considering access, transport and the intended tenant market. Visit the immediate surroundings and check the information relevant to the specific building. A broad description of Islington cannot answer questions about one flat’s lease, repair needs or suitability for letting.

Test the full cost of ownership

Prepare an estimate that includes purchase costs, borrowing, management, maintenance and any building charges. Keep a separate allowance for periods without rent and unexpected expenditure. Ask the appropriate professionals to examine the lease, condition and financing before relying on an advertised return.

Write down what would need to be true for the purchase to remain affordable and which assumptions have supporting evidence. This process helps expose gaps without predicting price growth. The official figures provide context for research; they are not a recommendation to buy, a valuation of a particular home or evidence that any neighbourhood is the best investment.
