A street-price headline can be striking without telling you what a particular home is worth. Leicester’s archive report illustrates why the underlying transactions and the area covered matter.

The reported finding

Property Investments UK’s August 2026 analysis reported a £2,680,833 average for Warren Hill in Newtown Linford across six qualifying sales. The publisher used standard residential transactions for the Leicester postal town between January 2020 and June 2026. This is an attributed finding from its analysis, not a ranking independently recalculated by Property Perpetuity.

Understand the geography

A postal-town label should not be treated as a council boundary. Before applying any comparison to a property search, identify the actual location and the market segment represented. A village home and an urban flat are not interchangeable evidence merely because they appear under the same broad place name.

Inspect the spread

Ask for the range, dates and property types behind an average. Consider whether an unusual transaction changes the interpretation, and whether the homes sold resemble the property under consideration. The average alone cannot answer those questions.

Use it as a research lead

For a purchase or sale, assemble recent comparable evidence and obtain an appropriate valuation. Keep this historical report separate from current asking prices and rental expectations. The original top-ten table is not reproduced here, and no investment return is implied.
