A ranked list is easier to read when the size of its evidence base is visible. For Northampton’s archive report, the useful starting point is the transaction count and the area included, rather than the position of a street alone.
The reported result
Property Investments UK’s August 2026 analysis reported Golf Lane in Church Brampton at an average £1,690,650 from ten qualifying sales. Its detailed table covered the Northampton postal town from 1 January 2020 to 26 June 2026. This article attributes that result to the publisher; we have not independently reconstructed its transaction dataset.
Keep sample size in view
A larger number of observations gives more transactions to inspect, but it does not make every property comparable. Check differences in size, condition, tenure and timing before treating an average as a guide to one home.
Read the coverage carefully
A postal-town study is not automatically a study of the town centre or a single council area. Identify where each comparison sits and whether it matches the location you intend to assess. Keep any boundary mismatch explicit in your notes.
Decide what evidence is still missing
If you are considering a transaction, ask what current information would change your assessment. Obtain relevant comparables and professional advice rather than turning a historical street average into an offer. This replaces the imported top-ten table with a concise reading of its evidence and limitations.
