A place name can hide an important boundary choice in a property report. Before using a Nottingham street-price comparison, establish whether it describes the city, a postal town or a wider search area.
What the publisher found
Property Investments UK’s August 2026 report identified The Old Woodyard in Wysall as the highest average in its Nottingham postal-town analysis: £2,258,333 across three qualifying sales. Its stated period was January 2020 to June 2026. This is the publisher’s result, which we have not independently recalculated.
Locate the evidence precisely
Find the actual property and the area definition used by the report. Do not move a figure from one boundary to another without checking that the underlying homes belong to the comparison you intend to make.
Examine what an average leaves out
The same average can arise from different combinations of transactions. Ask about the properties, sale dates and range rather than relying on a single number. A small sample also leaves many homes on the street unrepresented.
Apply the finding cautiously
For a real purchase, obtain comparable evidence relevant to the accommodation and condition. Assess access, title, ongoing costs and suitability separately. This short report replaces the archive’s full ranking and provides no conclusion about current rental returns or the price of a particular home.
